Roof Waterproofing Prices in Egypt 2026 — Price per m² for Membrane, Cement & Foam

Last updated: October 2026

Roof waterproofing in Egypt runs roughly 120–230 EGP per m² for a cement-based system, 160–300 EGP for a bitumen membrane, and 350–650 EGP for spray polyurethane foam, which insulates against water and heat together — supply and installation included. Timing matters as much as price: waterproofing must go on a dry roof, which means before the first rain, not after the ceiling starts dripping. This guide gives the prices, the difference between each system and when it suits you, and how to make sure the job was done right before you pay.

Roof waterproofing — indicative price per m²

These are indicative ranges per square metre (supply and installation) compiled from prices published by waterproofing companies in Egypt in 2026 — not an official tariff. The rate per metre falls as the area grows, and rises if the roof needs a lot of preparation first.

Note that foam boards are primarily thermal insulation, not waterproofing. If you want a roof that doesn't leak and stays cooler in summer, you'll usually need a waterproofing layer under the foam — so the cost is the two items combined.

These are indicative ranges for comparison only and vary by details, area and timing. Eidak doesn't set a fixed price — professionals bid and you compare.

What changes the price per m²

  • System type — cement-based is cheapest, membrane in the middle, spray foam the most expensive because it insulates against water and heat in one layer.
  • Roof condition — cracks, old tiles to strip, torn old waterproofing, or wrong falls that let water pond. All of it is preparation charged before the waterproofing itself.
  • Area — a 30 m² roof costs more per metre than a 200 m² one, because fixed transport and labour costs spread over a smaller area.
  • Thickness and layers — a 4 mm membrane isn't a 3 mm one, one layer isn't two, and foam density and thickness affect both price and lifespan.
  • Protection layer — membrane and spray foam can't be left exposed to the sun. Tiles, a protective screed or a reflective coating on top are a separate item.
  • Access — a high floor with no lift, or a hard-to-reach roof, adds labour for carrying materials up.

Membrane, cement-based or foam?

Bitumen membrane: the most common choice in Egypt for concrete roofs. Rolls are laid and torch-welded with overlaps between them, and turned up the parapet a good distance. Strong and proven, but it must be covered with a protection layer or tiles, as direct sun degrades it over time.

Flexible cement-based: brushed on in two or more coats to form a flexible film bonded to the concrete. Excellent for bathrooms, kitchens, water tanks and small roofs, and easier in tight spaces with many corners. It needs time to dry and cure before being covered.

Foam boards (white EPS or blue XPS): thermal insulation that noticeably cuts top-floor heat in summer. But the boards themselves are not waterproofing — they go on top of a waterproofing layer, then get covered with a protection layer or tiles.

Spray polyurethane foam: sprayed as a liquid that expands into one continuous, seamless layer that insulates against water and heat together. Suits large roofs, metal-sheet roofs and awkward shapes. The downsides are cost, and that it must be covered with a UV-resistant coating or it degrades.

The practical rule: an ordinary concrete roof on a limited budget → membrane with a protection layer. A bathroom, tank or small roof full of corners → flexible cement-based. A top floor that bakes in summer → waterproofing plus foam boards, or spray foam if the budget allows.

Bathroom waterproofing — a job to do once, properly

A bathroom leak usually doesn't show in your flat — it shows on your downstairs neighbour's ceiling. Bathroom waterproofing has to go in after the plumbing rough-in and before the tiles, because fixing it later means breaking tiles.

The usual approach: flexible cement-based or a 3 mm membrane in two layers on the floor, turned up the walls a good distance, and higher in the shower area. The per-metre rate in a bathroom is usually higher than on a roof because working around pipes and corners is slower, but the area is small so the total is reasonable. And as with the roof: a flood test before tiling.

Why now? Before the rain

Waterproofing needs a dry surface and settled weather. Membrane doesn't bond properly to wet concrete, and cement-based coatings need days to dry before water reaches them. Wait for the first rain and you'll have to wait for the roof to dry again while the ceiling drips.

Waterproofing firms also get swamped in November and December when people suddenly remember. Booking in October means easier scheduling and time to compare calmly. Rain reaches Alexandria and the north coast earlier than Cairo, so start sooner if you're there.

How to make sure it was done right

  • Insist on a roof inspection before the price — anyone giving a final price over the phone without seeing the cracks and falls is guessing.
  • Agree the preparation in writing: cleaning, crack repair, falls towards the drains, and an angled fillet where the roof meets the parapet so the waterproofing doesn't crack in the corner.
  • The waterproofing must turn up the parapet and seal properly around drain pipes — the places water most often gets in.
  • Flood test: after waterproofing and before the protection layer or tiles, the roof is filled with water and left for a day or two while you watch the ceiling below. Any drip gets fixed now, while it's easy. This is the most important step — don't skip it.
  • Ask for the material by name, thickness and number of layers, and see the rolls or containers yourself.
  • Get a written warranty: how many years, what it covers, and who repairs a leak if one appears.
  • Don't pay in full before the flood test passes.

Eidak: offers from waterproofing pros, money held until the roof passes the test

Instead of calling the first "roof waterproofing with guarantee" advert, on Eidak you post the job once: approximate roof area, photos of the cracks and old waterproofing, the floor, and the system you're considering. Nearby specialists send offers, and you compare price, rating and past work side by side.

And you don't pay cash before the work. The money sits in escrow until you've confirmed the job is done to standard — ideally after the flood test. Minimum task value is 200 EGP, Eidak adds 10% on top of the bid, and the professional receives 100% of what they bid.

Because every job carries a visible rating, someone who skimps on preparation or leaves a corner unsealed loses future work — a real incentive to do it right first time.

Frequently asked questions

What does roof waterproofing cost per m²?
It depends on the system (supply and installation): flexible cement-based roughly 120–230 EGP per m², membrane 160–300 EGP, thermal foam boards 200–450 EGP, and spray foam 350–650 EGP. The rate falls on large areas and rises if the roof needs heavy preparation.
How much does foam roof insulation cost?
Foam boards (thermal) run roughly 200–450 EGP per m², and spray polyurethane foam (water and heat together) roughly 350–650 EGP per m². Remember the boards alone aren't waterproofing, so you'll usually need a waterproofing layer beneath them.
What's the best roof waterproofing against water?
There's no absolute best. For an ordinary concrete roof, membrane with a protection layer is the proven, reasonably priced choice. For tight spaces with many corners, flexible cement-based is easier. For water and heat insulation in one seamless layer, spray foam — but it costs more and needs a UV-protective coating.
How much does bathroom waterproofing cost?
It's usually priced per m² across the floor and the turned-up section of the walls, and the bathroom rate is usually higher than a roof's because working around pipes and corners is slower — but the area is small, so the total is reasonable. Get a quote for the whole bathroom after an inspection, and make sure a flood test happens before tiling.
When is the best time to waterproof a roof?
Before the rainy season, while the roof is dry — October and early November in Cairo, a little earlier in Alexandria and on the coast. Waterproofing a wet roof or in rainy weather spoils the work, and firms get swamped once the rain starts.
How long does waterproofing last?
It depends on the material, workmanship and protection layer more than anything. A well-covered membrane lasts many years; one left exposed to the sun ages much faster. So ask for a written warranty in years, and exactly what it covers.
What is a flood test, and why does it matter?
After waterproofing and before tiles or the protection layer, the roof (or bathroom floor) is filled with water and left for a day or two while you watch the ceiling below. Any leak shows while it's still easy to fix. Cover it without a test and find a leak later, and you'll be breaking tiles to reach it.
